Calgary Real Estate Market Update for April 2026

Balanced overall conditions, but the gap between property types has never been wider

Spring arrived as expected in Calgary's real estate market, although a cooler start with the cooler weather, sales and inventory both climbed from March, in line with seasonal patterns. But the headline numbers only tell part of the story. Beneath the balanced overall conditions, April 2026 showed a market operating in two very different modes depending on the type of home you're buying or selling.

The Two-Speed Market: Detached vs. Apartments

Calgary's detached segment continues to outperform. With just 2.25 months of supply citywide, and less than two months in the North West, West, and South districts, detached homes remain in tight, seller-friendly territory. Prices ticked up from March and the pace of year-over-year declines has eased to under three per cent.

The apartment condo market tells a completely different story. Inventory has climbed to over 1,900 units with 4.44 months of supply, firmly in buyer's market territory. Year-over-year prices have dropped nearly nine per cent citywide, with the steepest declines in the North East, East, and North districts. For buyers who have been priced out of other property types, this is where the opportunity sits.

Benchmark Prices by District

Where you buy matters as much as what you buy. The West district is the only area showing year-over-year price growth (+1.4%), while the North East continues to soften the most, down 8.7% from a year ago.

Why Sales Are Down, And Why That's Not Necessarily Bad News

April sales came in at 2,104, about six per cent below last April. According to CREB® Chief Economist Ann-Marie Lurie, this slowdown was anticipated. The rapid migration growth that supercharged demand in recent years has moderated, and with more supply available across all property types, buyers simply have more time and options than they did during the frenzy of 2022–2024.

Days on Market are rising. The average Calgary home took 35 days to sell in April 2026, up from 29 days in April 2025. Year to date, that average sits at 40 days, a full week longer than the same period last year. If you're selling, pricing accurately from day one matters more than it has in years.

Keep in mind this April we had several snow storms creating havoc on the roads and slowing down the spring market, especially compared to the more mild 2025 spring.

What This Means for Buyers & Sellers

Year-to-Date Snapshot

Through April, total residential sales are down 11 per cent compared to the same period in 2025, with 6,740 transactions versus 7,553 a year ago. Inventory is up nearly 10 per cent year-to-date, and months of supply has risen from 2.49 to 3.06 (a 23% increase). The benchmark price year-to-date sits at $562,325, down about four per cent from the same period last year.

The apartment segment accounts for most of the drag: sales are down 27 per cent year-to-date with months of supply at 4.68, 46% above the same period in 2025. Meanwhile, detached and semi-detached remain relatively stable, each holding close to last year's sales volumes.

In Calgary's climate, a functioning furnace is non-negotiable. Have it professionally serviced, replace the filter, and keep documentation to show buyers. This builds confidence and can be a selling point. If this is not done, it will show up in the home inspection and most buyers will ask that you get it done or reduce price.

Freshen up flooring, clean or replace

If you're considering a condo, you'll find yourself firmly in buyer's territory with more choice and more room to negotiate. The story is very different depending on where you look. The West district is the tightest in the city at under two months of supply, meaning well-priced detached homes there are moving fast. In fact, the West and City Centre were the only two districts to see benchmark prices rise both month-over-month AND year-over-year.

Detached benchmark price: $734,300: up 1.4% from January, down 3.2% year-over-year.

For detached homes priced below $700,000, supply is critically tight. If you've been waiting to list in this range, February data suggests you're entering a favourable window.

Semi-Detached Homes: The Tightest Segment in the City

Semi-detached properties reported the tightest conditions of all four property types, with just 2.4 months of supply, the lowest reading across the market. Sales improved to 175 units while new listings held at 253.

Strong performers this month: City Centre, NW, and West districts all reported year-over-year price gains. The North East and East districts continued to see price softness.

Row homes are in a more interesting spot. After a spike in new listings in January, supply levels moderated in February, dropping from over four months of supply back to just over three. Sales picked up to 270 units, and the market is showing signs of stabilizing.

Detached homes in SE Calgary's South and SE districts: 2.1–2.3 months of supply. Still a relatively balanced-to-tight market, especially under $700K.
SE district detached benchmark: $689,000 down 5.4% year-over-year but up 0.7% from January. Monthly momentum is returning.
South district condos: approximately 3.5 months of supply, one of the more balanced condo markets in the city.
Row homes in SE: 2.9 months of supply. Reasonably balanced, less pressure than other districts.

That said, balanced conditions mean it's a reasonable time to buy or sell without the extreme pressure seen in other recent years.

Cochrane

Cochrane showed improvement this month, with sales gains helping bring the market into balance at 3.1 months of supply. The benchmark price of $553,500 is slightly above January but 3.3% below last year, mostly due to softness in the latter half of 2025. Cochrane remains an attractive option for buyers looking for more space at a lower price point than Calgary proper.

Okotoks

Okotoks is arguably the strongest market in the region right now. Inventory remains well below long-term trends, months of supply sits at just 2.7, and the benchmark price of $612,300 is essentially flat year-over-year, a sign of resilience compared to most other markets. Buyers looking here should expect competition and move quickly on well-priced properties.

Chestermere

Chestermere is the outlier in the region, with 6.8 months of supply, clearly a buyer's market. Only 31 sales came through in February against 110 new listings. The benchmark price of $703,700 is nearly flat year-over-year (+0.2%), but the volume of new listings is creating opportunity for buyers who have been priced out of comparable properties inside Calgary.

The city of Calgary has several skating locations that are nicely maintained for leisure skating. 2020 brought two skating trails as a trial, and they have been maintained ever since (at Bowness and North Glenmore Park). In addition to these parks, most communities in Calgary maintain an outdoor skating rink. Many have both a rink with boards as well as a small leisure skate area.

Outdoor rinks may open or close on short notice, it is best to check current ice status before you head out.

How to Avoid Basement Flooding in Calgary (And What to Do If It Happens)

Basement flooding is a major concern for Calgary homeowners—especially during spring melts and summer rainstorms. A flooded basement doesn’t just mean soggy carpets and damaged furniture; it can lead to mold, structural issues, and thousands of dollars in repairs (with or without insurance coverage).

Here’s what you need to know to prevent flooding, and the emergency steps to take if it ever happens to you.

How to Prevent Basement Flooding in Calgary

When water tables rise without a system to clear the water this puts massive pressure on foundations, causing water seepage through 1) the seam between the basement wall & the basement floor 2) cracks in the floor 3) cracks in the wall

1. Keep Your Gutters and Downspouts Clear

Clogged gutters and short downspouts are one of the biggest culprits. When water can’t drain far away from your home, it can pool near the foundation and seep into your basement.

Clean gutters in spring and fall
Extend downspouts at least 6 feet from the foundation
Consider installing downspout extenders or splash blocks

2. Grade Your Yard Away from the House

If your landscaping slopes toward your home, water will follow. Make sure soil slopes away from the foundation to direct water away naturally.

Add soil around your foundation to improve grading
Avoid planting large shrubs right next to your home—they can trap moisture

If you neighbour’s yard drains into your yard, make sure that you account for draining this extra water.

3. Install (Maintain) a Sump Pump

A sump pump is your basement's best friend. It collects water from around your foundation and pumps it safely away. Make sure yours is:

Functioning properly & draining far enough away from your foundation (and not into your neighbour’s foundation)
Connected to a power source (with a battery backup in case of outage)
Checked annually or after a major rainfall

Tip: Consider installing a high water alarm to alert you before flooding occurs. Once installed let your insurance company know - you could be eligible for a discount. (available at your local hardware store or amazon).

If you have a sump pump in your basement, here’s what you should keep in mind to prevent flooding—especially during Calgary’s wet spring and summer seasons:

If your sump pump runs often—like daily or even more—your home could be at higher risk if the pump ever fails. It’s a good idea to install a backup pump that kicks in if the main one stops working.
Make sure your sump pump has backup power. In a storm, power outages are common—and that’s when you need your pump the most. Use a battery backup or generator, not one that runs on drinking water.
Check for a one-way (check) valve on the discharge pipe. This keeps the water that’s already been pumped out from flowing back into the pit.
Ensure the discharged water flows well away from your home’s foundation. If the water ends up back near the house, the pump will just keep recycling the same water.
Add a sump pit water alarm. These devices let you know when the water level is rising too high. Some even send alerts straight to your phone—especially helpful if you're away from home. Look for alarms that also warn you if the pump doesn’t turn on when it should.
Use a sealed sump lid. This helps keep harmful radon gas from leaking into your home through the sump pit.
Test your pump regularly. Just pour water into the pit to make sure the pump turns on and drains properly. It’s an easy way to catch problems early.
Replace the sump pump every 10 years—or sooner if it shows signs of wear, runs constantly, or struggles to keep up.

4. Inspect and Maintain Foundation Cracks

Even small foundation cracks can allow water to seep in over time. Calgary’s freeze-thaw cycles make this even more likely.

Whether you're looking for family-friendly beaches, scenic picnic spots, or tranquil waters surrounded by nature, there’s a perfect lake for you.

Here are some of the best swimmable lakes near Calgary to explore this summer:

1. Johnson Lake (Banff National Park)

Approx. 1.5 hours from Calgary

Tucked in Banff National Park, Johnson Lake is a hidden gem with crystal-clear water, soft beaches, and spectacular mountain views. It’s one of the few lakes in the national park warm enough for swimming, thanks to its shallower depth. It’s also great for paddle boarding, kayaking, and lakeside picnics.

Tip: Bring water shoes, the beach is a bit rocky in places.

2. Ghost Lake Reservoir

About 45 minutes west of Calgary
