NOVEMBER 2024 CALGARY AND REGION REAL ESTATE MARKET REPORTS

🏡Calgary's housing market in November saw a rise in sales of detached, semi-detached, and row homes, which compensated for a drop in apartment condominium sales. The total sales for the month reached 1,797, matching last year’s figures and staying 20% above long-term averages for November.

🏡Inventory levels increased but remain below historical norms for the month. New home construction has contributed to supply in the rental, new home, and resale markets, but availability varies significantly depending on location, price, and property type.

🏡Although this creates a more balanced market that benefits buyers, many segments still favour sellers. The improved supply has slowed price growth, as demand shifts toward more affordable row houses and apartment units.

🏡 July 2024 Calgary Real Estate Market update.

📈 With the busy spring market behind us, we are starting to see more inventory - still 33 per cent below what we typically see in July, but the first time they have pushed above 4,000 units in nearly two years.


📈 Although the majority of supply growth occurred for homes priced above $600,000, the rise has helped shift the market away from the extreme sellers’ market conditions experienced throughout the spring. “While we are still dealing with supply challenges, especially for lower-priced homes, more options in both the new home and resale market have helped take some of the upward pressure off home prices this month,” said Ann-Marie Lurie, Chief Economist at CREB®.

📈 July sales eased by 10 per cent over last year's record high but were still higher than long term trends for the month. Improved supply helped slow the pace of monthly price growth for each property type.

JUNE 2024 CALGARY AND REGION REAL ESTATE MARKET REPORTS
Sales in June reached 2,738, a 13% decline from last year's record high. While sales improved for homes priced above $700,000, declines in lower price ranges offset these gains. Despite the drop, sales remain over 17% higher than long-term trends.

Par3 and Executive GOLF IN AND AROUND CALGARY

There are several places to head out to enjoy golf with beginners in Calgary.

If you have kids that are learning, beginners, seniors, looking to work on your short game, these courses are perfect.

Let us know if we have missed any! We'd love to check them out.


1.Golf Fanatics  (formerly GolffuturesYYC, Golf Canada, formerly RCGA) on the corner of Glenmore and Deerfoot Trail. This course offers four sets of tees and ranges from 37 to 140 yards.

A short and pretty little 9-hole course with some water and sand that is not really in play (at least from the front tees).

This facility is a great place with a fantastic driving range (with tracers) food and beverages. And a 40,000 square foot practice putting green. 

The course has some trees and runs alongside the Bow River.

2. Lil Devil Golf Course in Chaparral Valley has a small 9-hole golf course - located by the Lil Devil Pro Shop. This course offers two sets of tees and ranges from 50 to 300 yards.

Minimal trees, no water and no sand traps – a nice place to learn golf.

Picnic tables and snacks are available here. Reservations are required, if it’s not busy walk-ons are possible. Check in at the Lil Devil Pro Shop.

A mini-putt course and a putting green also at this location.  Blue Devil golf course, range and clubhouse also at this location.

3. ​McCall Lake (city of Calgary) is an oasis in the middle of the city. It has an 18-hole course, a par 3 course, two putting greens, a chipping area, driving range, clubhouse with a licensed snack bar, basic golf supplies, and offers golf lessons. This course is a short par 3 with holes ranging from 70-135 yards. There is some water on this course – bring extra balls.

The airport is in close proximity – the only downside on this course is planes flying overhead.


4. Lakeview (city of Calgary) offers a well treed 9-hole course along the Glenmore Reservoir. Although along the reservoir, the water is not in play. There is no water on the course, and no sand traps. It's beginner friendly with a mix of par 3 and par 4 holes, the yardage ranges from 83 to 367yards. There is a putting green and small clubhouse with a licensed snack bar, and basic golf supplies. There is no driving range at this course.

Lakeview offers family specials and great junior rates (sometimes free with paying adult).

5. Shaganappi Point Valley 9 (city of Calgary) offers a pretty, well treed 9-hole course on the inside of their 18-hole course. This course is an intermediate course with 3 tees and a mix of par 3 and par 4 holes, the yardage ranges from 80 to 325yards. There is a driving range, putting green and small clubhouse with a licensed snack bar, and basic golf supplies.

The fun thing, once you (or your beginner) graduate to this course you can start to track a handicap.

6. Douglasdale (Eaglequest). This course is an executive (par 3 and 4) 18-hole course. A clubhouse with full restaurant & patio, chipping green, putting green. The driving range, however it is located further from the course.  This course is an intermediate course with 3 tees and a mix of par 3 and par 4 holes, the yardage ranges from 90 to 366yards.

Be prepared to play 18 holes as this course does not bring hole 9 back to the clubhouse.

The summer camps for juniors are great fun – we highly recommend.

7. The Loop - Heritage Pointe (South of Calgary). This is three holes, a par 3, 4, and 5 course.  There is a 13,000 square foot practice green and bunker – a great spot to practice and improve your short game. Also home to Launch Pad.


Richmond Green. This little par 3 course was the number one perfect place to start. Sadly, the city has closed this course. Maybe if enough people write the city, we could get the course back to the little beauty it was. It really was the perfect course for children, seniors, women learning in a non-threatening environment. A true gem.

MAY 2024 CALGARY AND REGION REAL ESTATE MARKET REPORTS

The month of May showed a resilient market with strong resale home sales, slightly below last year's record but well above long-term trends. Sales declined in lower-priced detached and semi-detached homes due to limited supply. According to Ann-Marie Lurie, Chief Economist at CREB®, new listing inventories have increased, mainly in higher price ranges, supported by a strong economy. However, these did not offset the decline in lower-priced sales. Inventory levels, though improved, remain low, favoring sellers. Price growth continued city-wide, with the benchmark price rising compared to both last month and last year.

MINI GOLF IN AND AROUND CALGARY

1. Winsport (C.O.P. Canada Olympic Park) – NW Calgary. A family favorite. There are some challenging holes as this course is built onto the side of the hill.  A beautiful spot tucked into the trees. 

Reservations are highly recommended. 

The course incorporates stairs and bridges which may be challenging for some individuals.

2. Stone Creek Adventure Golf – Country Hills Blvd (on the east side of Deerfoot at 999 Country Hills Blvd NE) – NE Calgary.  Another family favorite, it is also well treed.  A lot of water and vintage decor add to the atmosphere at this 18 hole course. Picnic tables and cafeteria style snacks.

There is also a driving range at this location.

3. Oasis – Pebble Beach located South of Calgary / Heritage Point/DeWinton.  This 18 hole course is challenging in that it has holes longer than 75 feet and greens wider than 26 feet. Waterfalls, fountains, and streams throughout the course add to the beauty and the challenge. 

Packages available for birthday parties, corporate events, groups, charitable fund raisers, team building sessions, etc. 

There is also a driving range at this location.

A fun little 9-hole course with twists, turns open all year round - it is outdoor, so weather permitting.

Inventory remains low. Consequently, prices continued to rise.

Short-Term Differences:

1. Cost: Generally, condos and townhomes are more affordable upfront compared to single-family houses. Condos tend to be the most budget-friendly option due to shared expenses and smaller individual space. Townhomes often fall in between condos and houses in terms of cost.

 2. Maintenance: Condos typically have lower maintenance, responsibilities such as exterior maintenance, landscaping, and common area upkeep are managed by the homeowner's association (HOA) through monthly condo fees. Townhomes may also have shared maintenance responsibilities but usually involve more private maintenance compared to condos. Houses require the most maintenance as the homeowner is responsible for all upkeep.

 3. Community Living: Condos and townhomes often provide a sense of community and shared amenities like pools, gyms, and clubhouses. Houses may offer more privacy but may lack these shared amenities unless part of a planned community.

 4. Space: Houses typically offer more space both indoors and outdoors compared to condos and townhomes.  1. Appreciation: Historically, single-family houses tend to appreciate more over time compared to condos and townhomes. However, this can vary depending on factors such as location, market trends, and demand.

 2. Resale Value: Houses typically have higher resale value compared to condos and townhomes due to their standalone nature and larger size. Condos and townhomes may be more affected by market fluctuations and oversupply in certain areas, especially the smaller one-bedroom units.

 3. Rental Potential: Condos and townhomes often have strong rental potential due to their lower upfront costs and amenities. Houses may also be rented out, but they require more maintenance and management responsibilities.

 4. HOA Fees: Condos use monthly condo fees to cover shared expenses. Some townhomes will have condo fees, these are typically much lower than for a condominium. These fees can increase over time and impact long-term affordability. Many communities have a small HOA that the community association uses for maintaining amenities, this varies throughout the city. Some communities have had the city collect through taxes and take over the maintenance.

Taking this into account, long term this monthly fee tends to even out amongst the different styles. Over the long-term condo fees add up to maintenance costs that go into a home.  Short term however, condo fees can be a large expense that doesn’t pay off.

 5. Lifestyle Changes: Homeownership needs may change over time due to factors such as family size, job relocation, and lifestyle preferences. Houses offer more flexibility for accommodating such changes, while condos and townhomes may have limitations.

FEBRUARY 2024 CALGARY AND REGION REAL ESTATE MARKET REPORTS

In February, low inventory and high demand continued to push prices up in Calgary. Despite a rise in new listings, sales increased by almost 23%, keeping the sales-to-new-listings ratio at 79%, maintaining inventories at historic lows. The tight supply and increased sales led to the months of supply falling to just over one month, resembling levels seen last spring. Ann-Marie Lurie, Chief Economist at CREB®, noted that strong demand and low supply are driving price gains, particularly for homes under $500,000, which saw inventories drop by 31%. Higher-priced homes are seeing rising supply, leading to more balanced conditions in that segment. The East district saw the highest year-over-year price growth at 25%, while the City Centre reported the slowest growth at under five percent.
