Calgary real estate market update for August 2026: sales slowed, inventory remained relatively stable, and buyers continued to see more choice in several areas of the market.

The Calgary real estate market continued to move toward more balanced conditions in August 2026. Compared with August 2025, sales and new listings both declined, while inventory remained relatively stable. At the same time, the number of months of supply increased, giving buyers more negotiating room than they had during the exceptionally tight market conditions seen in previous years.

However, Calgary is not one single real estate market. Conditions continue to vary significantly depending on the type of property, price range and community.

Detached homes remain considerably tighter than apartment condominiums, while the apartment market continues to experience higher levels of supply and greater price adjustments.

Here is a closer look at the Calgary real estate market in August 2026.

Calgary Real Estate Market at a Glance

In August 2026, Calgary recorded 1,660 residential sales, compared with 1,986 sales in August 2025. That represents a decline of approximately 16 per cent year over year.

New listings also declined, with 3,141 new listings entering the market compared with 3,477 in August 2025.

There were 6,509 homes in inventory at the end of August, slightly below the 6,659 homes available at the same time last year.

With sales slowing more than inventory, Calgary's overall market moved to 3.92 months of supply, compared with 3.35 months in August 2025.

The overall Calgary residential benchmark price was $569,800, down approximately 1.1 per cent from $576,000 one year earlier.

The median sale price was $565,000, compared with $569,500 last August.

The numbers tell an important story. Calgary's overall market is becoming more balanced, but that does not mean every property type or community is experiencing the same conditions.

What Does 3.92 Months of Supply Mean?

One of the most useful numbers to watch in the Calgary real estate market is months of supply.

In August, Calgary had 3.92 months of supply.

Months of supply is an estimate of how long it would take to sell the homes currently listed if no additional properties came onto the market and homes continued selling at the current pace.

Generally, lower supply indicates stronger competition among buyers, while higher supply gives buyers more choice and can create greater negotiating opportunities.

The increase from 3.35 months last August to 3.92 months this August indicates that the market has shifted away from the very tight conditions Calgary experienced during periods of exceptionally strong demand.

For buyers, this can mean more time to consider a property before making an offer.

For sellers, it means pricing correctly and preparing a home for the market are increasingly important.

Calgary Home Sales Are Down From Last Year

Calgary recorded 1,660 residential sales in August 2026, down 16.4 per cent from August 2025.

Year to date, Calgary has recorded 14,649 sales, compared with 16,478 during the same period last year. That represents an approximately 11 per cent decline.

The slowdown in sales is important, but it should be considered alongside the decline in new listings.

There were also fewer homes coming onto the market this year. August recorded 3,141 new listings, down from 3,477 last year.

The overall Calgary benchmark price was $569,800 in August 2026, approximately 1.1 per cent lower than the $576,000 benchmark price recorded in August 2025.

The median price was $565,000, down less than one per cent from last year.

Interestingly, the average sale price increased to $638,440, up 4.3 per cent from $612,165 last August.

Why can the average price rise while the benchmark price and median price decline?

The answer is that these measurements are calculated differently.

The average price is influenced by the mix of properties that sell during a particular month. If a greater proportion of higher priced homes sell, the average can increase even when underlying market values are relatively stable.

The benchmark price is generally a better indicator for tracking changes in typical property values over time.

For Calgary homeowners and buyers, looking at several measures together provides a much clearer picture of the market.

Detached Homes Remain One of Calgary's Stronger Segments

Detached homes continue to experience tighter market conditions than many other property types.

In August 2026, Calgary recorded 875 detached home sales, compared with 992 in August 2025.

There were 1,635 new detached listings, while inventory stood at 2,969 homes.

The detached market had approximately 3.39 months of supply, compared with 3.08 months last year.

The detached benchmark price was $744,300, down approximately 1.1 per cent from $752,500 last year.

Days on market remained at approximately 35 days.

The detached market continues to demonstrate why Calgary cannot be described simply as a buyer's or seller's market. Depending on the community and price range, sellers of desirable detached homes can still experience strong buyer interest.

Location, condition, price and property type remain extremely important.

Calgary Apartment Condos Continue to Favour Buyers

The apartment condominium market continues to be one of the most buyer friendly segments of Calgary real estate.

In August 2026, there were 333 apartment sales, down approximately 26 per cent from 449 sales in August 2025.

New listings declined by approximately 20 per cent, from 879 last year to 699 this August.

Even with fewer new listings, Calgary had 1,891 apartment condominium units in inventory.

That resulted in approximately 5.68 months of supply, compared with 4.41 months last year.

The apartment benchmark price was $295,400, down approximately 8.2 per cent from $321,700 in August 2025.

The median apartment price was $285,000, while the average price was $316,248.

For buyers considering a Calgary apartment condominium, the current market may provide more selection and negotiating opportunities than have been available in recent years.

For sellers, accurate pricing is especially important because buyers have more choices.

Semi Detached Homes Show Different Conditions

The semi detached market tells a somewhat different story.

There were 206 semi detached sales in August, compared with 168 last year.

New listings were relatively stable at 302, compared with 310 last year.

Inventory increased slightly to 555 homes, resulting in approximately 3.30 months of supply.

The benchmark price increased approximately 1 per cent year over year to $690,500.

The average sale price was $691,163, up approximately 5.2 per cent from last year.

This segment demonstrates why Calgary market statistics need to be examined by property type rather than relying only on the citywide numbers.

Row Homes Continue to See More Balanced Conditions

Calgary's row home market recorded 284 sales in August, down approximately 16 per cent from 339 last year.

There were 505 new listings and 1,094 homes in inventory.

Months of supply increased to 3.85 months, compared with 3.24 months last year.

The benchmark price was $415,200, down approximately 5.4 per cent from August 2025.

Row homes can be an attractive option for buyers looking for a lower price point than a detached home while still wanting more space than a typical apartment condominium.

However, price and location remain particularly important because buyers have a relatively broad selection of properties.

What Does the August Calgary Market Mean for Buyers?

For Calgary buyers, August 2026 offers a more comfortable environment than the highly competitive conditions experienced during periods of exceptionally strong demand.
