First Time Buyer Special Programs

The First-Time Home Buyers' (FTHB) Tax Credit in Canada is a non-refundable credit allowing eligible buyers to claim up to $10,000 on their tax return, resulting in a $1,500 reduction in federal tax owed. 

The First Home Savings Account (FHSA) is generally better than a Tax-Free Savings Account (TFSA) if you are buying your first home, as it combines RRSP-like tax deductions with TFSA-style tax-free withdrawals. However, a TFSA offers more flexibility for general, non-housing savings.

The Home Buyers' Plan (HBP) is a program that allows you to withdraw from your registered retirement savings plans (RRSPs) to buy or build a qualifying home for yourself or for a specified disabled person. Currently, the HBP withdrawal limit is $60,000.

As we get a feel for different places we can adjust your needs and wants list accordingly. I'll also set you up with automatic updates of new listings that hit the market that match what you are looking for.

The sale

After finding the right home it's time to discuss the terms of your offer. I will prepare the necessary paperwork and present the offer to the sellers and negotiate any counteroffers on your behalf. My goal is to get you into your new home with a fair price in a stress free and efficient manner.
